Property Renovations in Southampton
Renovation is what you do when the layout no longer works, the services are past their life, or the house has simply been left too long. We take on whole-house renovations and single-room projects across Southampton, and we are equally happy working on a Victorian terrace as on a nineteen-sixties semi.
Renovation that starts with what is actually there
Every renovation begins with an honest survey. Damp, failed lintels, overloaded consumer units, rotten joist ends and rewiring that was last touched forty years ago all have a habit of appearing once the plaster comes off. Finding them at survey stage rather than mid-build is the difference between a project that runs to budget and one that does not.
We price for what we find and we tell you which items are essential, which are worth doing while the walls are open, and which can wait. That last category matters — spending money on the right things in the right order is most of what good renovation management is.

What a renovation with us usually includes
Scope varies enormously, but most whole-house renovations we take on in Southampton cover some combination of the following.
- Structural alterations — removing walls, installing steels, forming new openings
- Full rewires and new consumer units, with certification
- Replumbing, new heating systems and boiler relocation
- Damp treatment, timber repair and re-plastering
- New kitchens and bathrooms, fitted by the same team
- Flooring, joinery, decoration and second fix
- Insulation upgrades to bring older properties closer to current standards

Landlords, investors and commercial clients
We also work for landlords and investors preparing properties for letting or sale, and for commercial clients refurbishing shops and offices. That work is judged on programme as much as on finish: an empty unit or a void tenancy costs money every week.
We give you a realistic programme up front, keep to it where the building lets us, and are straight with you the moment something changes. For rented property we can specify to HMO and fire-safety standards where that applies.

Property Renovations — FAQs
The questions Southampton homeowners ask us most often about this work.
Is it cheaper to renovate or to move?
Once you add stamp duty, estate agent fees, conveyancing and removals, moving is expensive before you have improved anything at all. Renovation keeps that money in the building. The exception is where the house simply cannot give you what you need — no plot to extend into, no loft worth converting, a location that no longer suits. We will say so if that is what we find.
Do we have to move out during a renovation?
For a room-by-room renovation, usually not. For a whole-house renovation involving a rewire, replumb and re-plastering throughout, living on site is possible but uncomfortable, and it slows the work down. We will give you an honest view at survey stage and, where you do stay, we phase the work so you always have a usable kitchen and bathroom.
What happens if you find something unexpected?
We stop, show you what we have found, explain the options and price them before proceeding. Nothing gets added to the bill without your agreement in advance. Older Southampton properties frequently turn up something behind the plaster, which is why we build a contingency conversation into the quotation rather than pretending it will never happen.
Can you renovate a listed or conservation-area property?
Yes, and we treat them differently. Listed building consent and conservation-area rules affect windows, materials, and sometimes internal alterations. We work to those constraints rather than around them, and we will tell you early where a specification you have in mind is unlikely to be approved.
Do you handle the electrics and plumbing yourself?
Renovation electrical and plumbing work is carried out by qualified trades within our team or by specialists we have worked with for years, and it is certified. You receive the certificates at handover — you will need them if you ever sell.
